Many land developers follow a traditional business model whereby they complete all infrastructure and amenities and then market their homesites at fully appraised values. TX Land Company has successfully and continues to use the “pre-construction” sales model as we feel it gives our customers with a little vision the ability to own property at below market prices.
Customers who purchase from us before major improvements typically receive the lowest entry price for the homesite. It is not uncommon for customers to pay higher and higher prices as our community comes closer and closer to completion.

Less than ten minutes from Lakeland Ranch, Big Thicket offers many miles of trails on land and water, hiking and paddling.
ABOUT
HIKING

Approximately 40 miles of trails wind through Big Thicket National Preserve, providing hikers many options for walking distances and experiences. Trails of varying lengths, from 0.3 miles to 18 miles roundtrip, lead through diverse plant communities, from bogs of carnivorous plants to stands of towering longleaf pines.

CANOE OR KAYAK
​
The many miles of creeks, bayous, and rivers flowing through Big Thicket National Preserve make it an ideal place to explore by canoe and kayak. Numerous access points provide many different trip options for paddlers of all experience levels. Three official Texas Paddling Trails offer clearly-defined routes to explore and experience the beauty and diversity of the Big Thicket. Paddle on your own or join a free ranger-led paddle trip!
BIKING

Big Sandy Trail – This 18-mile roundtrip trail follows old logging roads through the Big Sandy Creek Unit. It's the only dirt trail in the preserve that allows bicycles (see link below for more information).

Kountze Hike & Bike Trail – This paved path parallels US 69/287 but is hidden from the highway for most of its length. It runs for 7 miles from Villa Road in Kountze to the Big Thicket Visitor Center on FM 420.

Park Roads – All public roads in the preserve allow biking, whether they're paved or unpaved.

HUNTING​
​
Hunting season at Big Thicket National Preserve runs from October 1 to February 28. With a free permit, hunters can harvest white-tailed deer, feral hogs, squirrels, rabbits, and waterfowl from designated hunting units of the preserve.

Accessory Buildings including barns, stables, detached garages, and sheds are allowed and should be erected behind the primary structure.

Livestock is allowed on lots 5 acres or larger. One animal per every two acres.

Animals shall not create a nuisance to neighboring property owners.

Recreational Vehicles. Owners may use and occupy an RV on their lot during the construction of a Primary Residence on their lot for up to twelve (12) consecutive months. Owners and their guest may use or occupy an RV on their lot for up to seven (7) days per calendar month provided that the RV is not permanently attached to the land, the RV remains in good repair and is sufficiently hidden from view by a visual barrier or fence as approved in writing by ACC.
